I, __________________ hereby agree to the following terms and conditions for a 6 month membership trial or Trial ending at 11:59pm December 31, 2023.

• Subleasing Kitchen area only.

• Supplies in the kitchen.

• Cutting a key to access Suite 104B to gain access to the kitchen only.

• Preparation and cooking per day only as needed.

• Usage of restrooms as needed.

This membership Agreement states that the member agrees to pay $100, due at the beginning of each month for a 6 month trial @ $600 total to be able to gain access to the facility and kitchen equipment for the duration of the year.

The membership can also be paid in one lump sum amount, however There will not be a prorated refund on months not used, as this agreement is designed for the member to have and be able to obtain steady work.

Optional

For $50 extra per month, the member can gain access to Fears Kitchen’s network of help, to aid in growth of business, using business address and align their business paperwork to match the building address along with sharing members content 1x per week.

PRICING BREAKDOWN

Each day that the kitchen is used, there will be a $100 charge due at the beginning of the day to use the kitchen for a full day(within the hours of completing a meal or series of meals, and its negotiated prior to cooking for the day).

Hours of usage: 0 – 2 hours =$60

                             Full Day usage = $100 (8 hour shift)

This agreement does not allow the member to sell from the location, just use the kitchen facility for cooking and transferring meals to an event. This agreement does not allow other participants to come in and help aid your cooking process, as each person using Kitchen space will have their own fee to be there. If there's help that's needed for said event, there will be an additional $5 per hour, per person you use to help you. The helpers will also need to have and show a copy of their food handlers certifications.

All equipment, food, supplies, etc that the member brings will need to be taken with the member unless there's a plan to pay for storage. (Additional $50/day to use refrigerators, shelving, etc for storage).

**Cleaning Supplies will need to also be purchased and brought in order to clean up after yourself during and upon completion of your shift. Failure to cleanup afterwards will result in a $50 fine to have it cleaned, and removal, without refund on the spot. It’s imperative to keep the space clean, as it will welcome insects and other rodents in the area.

MANUAL INSTRUCTIONS FOR EQUIPMENT

Member will need a walk through of the kitchen facility and space to be able to learn how to operate in a safe and healthy environment. For gas equipment, members are agreeing that they are knowledgeable on how to operate the gas stove, fryers, electrical and safety equipment, in case of emergency, contact Jared Fears personally at 210-708-1956.

Kitchen and prep area is about 1200 sqft.

There's always room for improvement and upon improving the wording of this Contract, if a new contract needs to be made explaining further changes, the member will be notified and will have to agree upon the changes before the changes can be finalized and signed upon.

When the venthood is on and running and the stove/ oven is on, it can raise the temperature 🌡 of the kitchen by 10°f – 20°f, so make sure you bring plenty of water to keep yourself hydrated, as Fears Kitchen is not responsible for health, medical or any accidents occurring to yourself while utilizing the kitchen space, unless the accident is a result of something in-house and can be proven.

 For Security reasons and purposes, there are cameras throughout the facility that will be used only if necessary to account for a particular matter but won't be used to spy on or take advantage of the member. There’s no cameras in the restrooms, only main and high traffic areas.

All Trash must be removed and placed in the dumpster in the back area.

Floors must be swept and mopped upon leaving for the day.

PARKING

Latigo Plaza is a shared parking zone so parking is first come first serve but for customers. Fears Kitchen is not responsible for vandalism, accidents or Acts of God that occurs to your belongings or vehicle so you'll need your own insurance to take care of anything that could arise while parked at 8138 Marbach Rd suite 104B San Antonio, TX 78227.
